FIRST CONTACT WITH THE PROPERTY:
We begin the process with an interview with the property owner, where we listen carefully to their needs, expectations, and goals.
What motivates them to sell their property? We jointly schedule an initial visit to the property.
MARKET STUDY AND PROPERTY APPRAISAL | MARKET PRICE GAP
This stage involves preparing and analyzing a market study of the area where the property is located, including property types, amenities, public and private transportation connections, access routes, and the socioeconomic profile of the surrounding area.
We conduct a commercial appraisal of the property using a comparison method with similar market samples, establishing a realistic and objective assessment of the selling prices and price range.
PROPERTY SWOT ANALYSIS | Strengths Weaknesses Threats Opportunities
We conduct a detailed SWOT analysis to identify the property’s attributes and strengths, optimize its weaknesses, identify the property’s threats, and identify competing products for sale. Finally, we transform these threats into real opportunities for the property.
SWOT RESULT | IDENTIFICATION OF THE BUYER, INVESTOR, OR TENANT PROFILE
From the SWOT analysis, we obtain a detailed and accurate profile of the potential buyer, whether they are a finalist, a property investor, or a future tenant if the property is intended for rental.
